Five Peaks Alpine
Rendering of the Five Peaks entrance: stone pillars with lanterns, a 5 Peaks monument wall, and a landscaped private lane leading toward the mountains

A Lovell Development Group project · Alpine, Utah

Five acres.
Five homes. One lane.

Five Peaks is a private enclave of five one-acre homesites in Alpine, set on its own private lane below the Wasatch. It's room to build the home you've been planning, with the lane, frontage and landscaping cared for by an association of just five neighbors.

The homesites

Five acre lots on a lane of their own.

All five homes share one entrance from Healey Boulevard. The lane curves through the property and ends in a private turnaround, so there's no through traffic. Each lot is about an acre, with space for a large custom home, a shop or casita, a pool, and a big yard.

The Five Peaks Association

Five neighbors. The upkeep is handled.

Most HOAs mean hundreds of homes and a board you'll never meet. This one is five households keeping a private lane, and the standards everyone bought into, the way they were meant to be. You get the privacy of your own lane without waiting on the city to plow it or maintain it.

"The lane stays clear. The frontage stays sharp. Your neighbor's house stays as nice as yours."

Private lane

Lane maintenance

Paving, upkeep and snow removal on the lane are coordinated for all five homes, so no one is on their own with a plow in January.

Streetscape

Frontage and park strip

The fence and park strip along Healey Boulevard are maintained, so the entrance looks the same on day one and year ten.

Protection

Standards that hold value

CC&Rs keep every home at the level of the neighborhood, protecting what you've invested in your own.

Drainage

Built-in site protection

A rear swale and engineered storm drainage are part of the development, and the association keeps them working.

Safety

One access point

A single entrance, with homes laid out so cars pull forward onto Healey instead of backing out.

Scale

Five votes, not five hundred

Decisions are made among the people who actually live on the lane, with professional management handling the paperwork.

The setting

Alpine, at the foot of the mountains.

Alpine is one of Utah County's most sought-after places to build: large lots, trailheads close to home, and a small-town feel, while Lehi's tech corridor and I-15 are a short drive away.
